We call sellers to verify missing details and deliver a report on transportation, neighborhoods, schools, and distances, so you only consider the winners. This digital vetting prevents wasted trips and saves you thousands by ensuring you only visit viable properties.

The Deep Dive
Select your favorites. We sign a representation contract and go boots-on-the-ground. We provide 360° imaging, video walkthroughs, and drone footage so you see every angle. We talk to neighbors, review legal documentation, and coordinate technical inspections. Finally, we can organize a Romanian discovery tour or vacation itinerary so you can enjoy visiting your selected locations.

Closing the Deal
We secure the property. We negotiate the purchase price or monthly rent using market data, often covering our success fee through the savings alone. We handle translations, manage the Notary or lease signing process, and provide a Total Cost Estimation so there are no surprises. Post-transaction, we can assist with renovations or property management.

Transylvanian Roots. International Experience.
Meet Tom & Cristina. We are a husband and wife team, natives of Transylvania. We spent 20 years chasing our dreams abroad. We worked full-time careers while building a real estate portfolio across three US states—renting, owning, and managing properties in Georgia, Colorado, Montana and now Transylvania.
For six years, we also owned and operated a hospitality business near Glacier National Park in Montana. We weren't absentee owners. We led a team of employees, managed the retail store and rental shop, and handled the marketing and operations directly. We learned firsthand how to spot a solid investment and how to manage the complexities of both remote and on-site ownership.
In 2023, family needs and a desire for a more grounded life brought us back home to Transylvania. We reconnected with old friends and rediscovered the region's potential: improving infrastructure, world-class internet connectivity, high quality of life, and unmatched value.
